Our 454 sq ft coastal condo is a self-contained studio with a loft with a modern look on the inside but a rustic look on the outside.

Located in a secure gated community, the complex is located on the west end road, Negril, Westmoreland.

 The condo can comfortably sleep 4 people as it has one double bed and two single beds in the loft area. The sleeping capacity can be increased by the addition of an extra bed or sofa.   


 A complex with 32 vacation rental units, it is uniquely located above a shopping  center, which has a variety of amenities like  Swimming Pool, Restaurant, Salon and Spa, High-End Clothing Boutique,  Supermarket, Doctor's Office, Travel Agency, Strata Office and Gift Shops. There is also security on the complex. 


Located in very close proximity to the award-wining and famous Rick's café, which is popular for its cliff diving where you can jump off the 35 ft cliff into pristine waters, or simply have a nice meal with entertainment .  


You will also find the Negril  lighthouse, restaurants, bars, and plenty of places to watch the amazing Negril sunset closeby.There is the 7 miles of white sand beaches, restaurants, bars, waterpark,  entertainment,  nightlife and spas right at your doorsteps, everything within walking distance or a short cab ride.  Just downstairs by the Hi-Lo grocery store there are tourist taxis ready to take you on your every day  adventure if you don't desire to walk.

The condo is located across from the ocean and is  a very short  walk or drive to the beach or cliff, we are centrally located in the  heart of Negril and a short distance to the 7 miles beach. This location makes the condo very attractive to tourist especially tourists from Europe. There is no need to rent a car when persons stay at this coastal condo.

Overview of Condo Location and Benefits of Purchasing Condo in Negril

 Negril is a favorite destination in Jamaica for free-spirited tourists who like to mingle with locals and enjoy authentic reggae music. Negril is one of the biggest tourist areas and is  ground zero for live music concerts and beach-side partying. Visitors to Negril with its 7-mile-long stretch of white sand beach have many activities to  choose from, including water sports and world-class shopping and dining,  as well as shaking it all night long to the infectious Caribbean musical grooves. Negril is the most laid-back place on earth.


Negril is one of three tourist towns in Jamaica. The other tourist towns are Montego Bay and Ocho Rios. Negril attracts alot of tourist that want to venture and explore the local area unlike the other tourist towns. 


 Negril is basically divided into two sections, the deeply rooted  bohemian west end and the newer and more hotel centric east end. The west end is home to boutique hotels, locally owned guesthouses and apartments and  traditional Jamaican restaurants. The condo is in the heart of the section that west end meets east end. The east end is little more than a line of mega resorts along the white sand beach that continues along  the road heading to Montego Bay. The village center of Negril lies between them, which is still small and has a spattering of tourist shops  and beach-side restaurants 


 Lying on the beach carefree and unhurried is still the official past-time of Negril. There is a host of water sports like jet skiing and parasailing. The coral reefs just offshore have long been popular with snorkelers, and scuba divers who frequently rent boats to the crystal clear waters that surround nearby  Booby Cay. Negril is also one of Jamaica's biggest live music  destinations and, besides the live reggae found almost every night in  the town and beach, Negril hosts several festivals throughout the year.


 It is important to note for investors, that they may see one or two similar vacation rental priced in similar range that may seemingly have all the amenties desired e.g location on the beach and a beautiful complex, however the short fall of many of these units is their location. If visitors are not staying in a hotel, they want to stay at a short term rental that is close to all the attractions. That is the reason why these condos in Negril are a better buy comparatively to apartment and condos in other towns. These condo give greater ROI comparatively.


The owners of the condo stated "When we were looking to buy a condo, we actually saw a number of condos and apartments in Ocho Rios and Montego Bay, but those towns cater to tourist who like to be locked up in all inclusive hotels, so when we checked online and looked at the rentals and their reviews in these other towns, tourist often complained about the rentals being far from everything. When we looked at Negril, we saw a cozy town bubbling with tourist walking around  and experiencing Negril. It is actually possible to have  a  95% to 100% booking rate at our Condo in Negril, the condos have repeat clients with some desiring to stay one to four months. There is indeed a high demand in the Negril area. There is also the chance that you will visit and not want to go home, Negril has a vibrant ex-pat community. It is my belief that Negril is the best town for short term rental and that our unique condo on a mall with its modern interior and rustic exterior will continue to be top choice for the european outdoor tourists. Another benefit is that there is a good referral system with repeat clients, there is no worry about shortage of bookings, as other owners are very willing when their place is booked to refer repeat clients to you if your condo is available" 

Market Analysis and Cost Analysis - Estimate of Revenue, HOA fee etc

Exchange Rate of $1 US to $141 used where conversion is necessary. Please note that below is an estimate  in USD provided by condo owner in the complex. The costings are subject to usage rates e.g for water and electricity. As with all Airbnbs, proper management and customer service is the key to success. The cost per night is using an extremly conservative figure.


 Monthly Revenue Projections

Expenses - $458

HOA Monthly Fee - $106 usd

Housekeeping fee - $200 usd

Water fee - $15

Electricity fee -100 usd (can be lower or higher based on appliances)

Cleaning Supplies and toiletries - $22

Misc Repair Average Cost - $15

Rental for Month with Daily Fee @ $50 daily with a 90% occupancy level -1350 ($50 per day is a low season rate, which is to give a worst case scenario, rates can go as high as $80 or above during peak season)


Low level revenue projection- Income (1350) minus Expense (458) = 892


Revenue = $892 per month

Using $50 per night in the estimated projections above is an extremly conservative figure as Negril hosts alot of festivals and concerts, along with these periods and peak seasons, rates for the studio can go above $120 per night. 


The value of the investment is not only the income but the resale value. Please note that the value of the condo is expected to appreciate significantly based on the market and few sellers.

" Everyone can determine how best to manage their condo whilst living overseas. The good thing about Negril is that it has a vibrant ex-pat community and owners of vacation rentals who live all around the world. Here is what has worked for us. Yes you can let it be managed locally but its quite easy to manage from overseas. The owner can manage from overseas by being the host on Airbnb. The need to find a cleaner who they can communicate with regarding the condo is necessary. The good thing about the complex, is that it has a number of cleaners already working on the property who are willing to clean additional units. Additionally, we have had an excellent relationship with strata management, the strata office is located on the property and is open from Monday to Friday, 8:30 a.m. to 5:00 p.m. The strata has a Manager who reports to a Strata Committee which consist of owners of vacation rentals and owners of the commercial units"
